Your responsibilities

Sellers/Agents

We are a website publisher, not an estate agency. We provide a property interest matching service whereby you may register your property details ('Details') with the purpose of matching with potential buyers’ interest. You are responsible for preparing the Details and fielding enquiries from potential buyers. We do not get involved in any communications between you and potential buyers and we do not participate in any part of the transaction. We provide no guarantee whatsoever that any property will sell.

All Details supplied to us by you must be true and accurate. We reserve the right to edit or delete any descriptions which we know or believe to be false or misleading.

You are responsible for ensuring that the information contained in the Details is true, accurate and not misleading.

You will indemnify us against any cost, claim, loss or liability caused to us (directly or indirectly) by your failure to ensure your Details are accurate and not misleading.

You are responsible for ensuring that you have all necessary rights or consents to publish the Details.

You are responsible for ensuring that you have the legal right to dispose of the property listed.

You are responsible for ensuring you comply with all relevant legislation relating to the sale of your property, for example providing a Home Information Pack for your buyer.

You are responsible for ensuring that the Details only contain material relating to and describing the property.

You are responsible for informing us of any changes in the status of your property or to your contact details.

You are responsible for ensuring that you act in good faith towards any other parties.

Buyers

We are a website publisher, not an estate agency and we provide a property interest matching service whereby you may contact owners of properties who may potentially sell. Property interest matches are made by us in good faith but are based on Details provided to us and have not been verified by us. You are responsible for making your own enquiries. We do not get involved in any communications between you and sellers/agents and we do not participate in any part of the transaction. We provide no guarantee and accept no responsibility for the accuracy or completeness of any information contained within the Details.

You are responsible for checking, confirming and satisfying yourself as to the accuracy of any property details.

You are responsible for instructing a surveyor and obtaining legal advice before committing to any purchase.

You are responsible for ensuring you comply with all relevant legislation relating to the purchase of your property.

You are responsible for ensuring that you act in good faith towards any other parties.

Availability of website

We strive to ensure that our website and the Services are available to you at all times but cannot guarantee that either the website or the Services will operate continuously, without interruptions or be fault free. On occasion, necessary maintenance or upgrade work requires us to make the website and the Services unavailable without notice, but we aim to keep downtime to a minimum. We accept no liability for any interruption or loss of service. We reserve the absolute right to alter, suspend or discontinue any part of our website or the Services, including your access to it.

Our liability to you in any circumstances is limited to the amount of fees or commissions collected by us from you.

Membership Plans

We offer the following membership plans:
Bronze - £30 per annum
Silver - £150 per annum
Gold - £950 per annum

We have the right to change the terms and pricing of these plans. Such changes will apply to future registrations and memberships and are not backdated.

Purchase by you of any membership plan is non-refundable.

Changes to Terms of Use

We reserve the right in our sole discretion to change these Terms of Use at any time without prior notice to you. Any changes will be posted on our website and become effective at the time of posting. Your continued use of the Services after the effective date of such changes will constitute acceptance of and agreement to any such changes. We reserve the right to modify, suspend or discontinue all or part of the Services at any time to you and/or others, with or without notice. We shall not be liable to you or any other party should we exercise our right to modify, suspend or discontinue all or part of the Services.

Applicable law

These Terms of Use shall be governed by and construed in accordance with English law and the parties agree that any disputes will be settled in English courts, save that we may take action in any relevant jurisdiction to enforce our intellectual property rights.
